We define a "Boutique Hotel" as a (generally) smaller, independent hotel that has a unique design focused on the guest experience, and they are normally in trendy areas.

We generally refer to many different commercial short-term rental properties as Boutique Hotels for ease. With the similarities in how you acquire and manage different commercial short-term rental properties, there are several that fit under the umbrella of Boutique Hotels. These include hotels, motels, tiny home and cabin communities, certain types of glamping sites, landscape resorts, multifamily conversions to STRs, and more.

Boutique Hotel investing is commercial real estate investing with hotel operations. Short-term rental investing has some foundational pieces (frequent turnovers, aspects of marketing, guests instead of tenants) but it's also very different. Hotels require learning commercial real estate - which we will dig into at the Conference. In this realm the purchase prices are higher, debt is different, investors are often required, and operations are more robust. So you want to educate yourself before diving in and taking a big risk!

They also operate as the hybrid between STRs and hotels and you attract guests from both. You can create the quality standards and have the amenities of hotels, while having the ease of booking and appeal of STRs. It's the best of both worlds and booking demand will show it.

In short, everything! Your room at the hotel and food during the conference is all part of the ticket. Perk of buying hotels with event spaces - you can do everything affordably onsite. Transportation to and from the hotel (and around town if desired) is the responsibility of the attendees.

It is the Tremont Lodge and Resort in Townsend, TN just 25 miles away from the Tyson-Magee Airport in Knoxville and 45 minutes outside of downtown Knoxville.
